Our Process

A clear, step-by-step look at exactly what happens from your first phone call through to job completion.

When your property is damaged, uncertainty is half the stress. At Loftin Restoration we keep the process straightforward and we explain every stage as we go. Here is how a typical job unfolds — from the first call to the final walkthrough — so you know what to expect before we ever set foot on site.

  1. 1

    Your first call

It starts the moment you call. We answer live, day or night, and ask a few questions to understand what happened and how urgent it is. For active emergencies we walk you through what to do right now — like shutting off water — and get a crew headed your way.

  2. 2

    On-site damage assessment

When we arrive, we inspect the property carefully, take moisture readings to find water you cannot see, and identify the full scope of the damage. Then we explain what we found in plain language and lay out a clear plan before any work begins.

  3. 3

    Containment & mitigation

Our first priority is stopping the damage from spreading. That can mean extracting standing water, setting up containment for mold, tarping a roof or boarding up openings, and protecting unaffected areas and contents. Mitigation is what keeps a bad situation from getting worse.

  4. 4

    Drying & cleanup

We place commercial air movers and dehumidifiers and monitor moisture daily until the structure reaches a verified dry standard. Alongside drying, we handle cleanup — antimicrobial treatment for water and mold jobs, and soot removal and deodorization for fire and smoke.

  5. 5

    Repairs & restoration

With the property clean and dry, we restore what was damaged — drywall, flooring, trim and more — bringing the space back to its pre-loss condition. You always know what is being done and why.

  6. 6

    Final walkthrough

Before we call a job done, we walk the property with you, confirm everything is dry and complete, and make sure you are satisfied with the result. No loose ends and no surprises.

Honest timelines

Every loss is different, so we give you realistic expectations rather than a one-size-fits-all promise. A few things that affect how long a job takes:

  • How much water, soot or mold is involved
  • What materials are affected and how saturated they are
  • Humidity and drying conditions
  • The scope of repairs after drying

Equipment & methods

We use professional-grade equipment and proven, industry-standard methods on every job — not consumer tools and guesswork:

  • Truck-mounted and portable water extraction
  • Commercial air movers and dehumidifiers
  • Moisture meters and monitoring to a dry standard
  • HEPA filtration and antimicrobial treatment

Insurance support

Filing a claim adds stress to an already hard situation. Lewis Thomas works directly with property owners and adjusters and knows how to document a loss accurately:

  • Detailed photos and moisture documentation
  • Clear scope and itemized records of the work
  • Direct communication with your adjuster
  • Straightforward answers to your questions
